
We Built Hometrace Because Inspectors Deserve Better Tools
Inspection reports shouldn't take all night. The technology to fix that exists, but your software just isn't using it. Here's why we're building Hometrace.
You finished the inspection at 3pm. You're still writing the report at 10pm. You've got AI that can drive a car, but your inspection software still makes you type every finding by hand, organize every photo manually, and fight with formatting until your eyes cross.
That's not a you problem. That's a software problem.
The tools most inspectors use today are buggy, overpriced, and built like it's still 2015. You're paying top dollar for apps that crash mid-inspection, can't handle a basement with no cell signal, and haven't meaningfully improved in years. The technology to make reports faster exists right now (AI, photo processing, offline-first architecture), but nobody in this industry is really using it.
We decided to change that.
Who We Are
We're Nick and Sam. We met in high school in Utah, went our separate ways, and landed in two very different worlds.
Sam went from mechanical engineering at a mine to construction to home inspection. He's crawled through the attics and written the reports. He knows what it's like to finish a four-hour inspection and then spend another four hours on the write-up. He knows exactly where the tools fall short because he's lived it.
Nick spent a decade building software for Silicon Valley, across industries as wide-ranging as e-commerce, cybersecurity, and real estate tech.
Between us, we have someone who knows the pain and someone who knows how to build the fix.
What We're Building
Hometrace uses AI as your co-pilot, not your replacement. Here's what that actually looks like:
Your photos do the heavy lifting. Snap photos during the inspection like you already do. Our AI analyzes them and suggests findings: damaged shingles, improper grading, double-tapped breakers. You review each suggestion and approve or reject it. Your expertise drives every finding. The AI just does the legwork.
It works where you work. Crawlspaces, basements, rural properties with no signal. Hometrace is built offline-first. Everything syncs when you're back online. No spinning wheels, no lost data.
Reports in a fraction of the time. When AI is handling photo analysis and suggesting findings as you go, the report is mostly written by the time you walk out the door. Not mostly done in the "still needs two hours of cleanup" sense. Actually done.
