Inspection Reports

Build inspection reports with sections, subsections, findings, Voice AI, and Photo Analysis AI.

Hometrace inspections are organized into sections (Roof, Electrical, Plumbing, etc.), subsections (specific areas within a section), and findings (the issues, observations, and notes you record). Reports stay in sync between the mobile app and the web dashboard so you can capture in the field and finish on a real keyboard.

Building an inspection

  1. Create the inspection from your dashboard with the property address and inspection date.
  2. Pick a template: one you imported (Spectora, Home Inspector Pro, or a CSV) or one of Hometrace's built-ins. See Import an Existing Template if you haven't done this yet.
  3. Walk the property in the mobile app. Sections expand into subsections; subsections hold findings. Tap to add a finding manually, or use voice / photo capture (below).
  4. Review and finalize on the web dashboard. Inline-edit findings, accept AI suggestions, attach summary notes, and publish.

Voice AI

Talking through findings is faster than typing. Tap the microphone, describe what you see, and Hometrace routes the finding into the right section automatically. See Voice AI for the full how-to.

Photo Analysis AI

Photos you take in the mobile app are analyzed in the background. The AI surfaces likely defects, code concerns, and safety issues, and pre-fills suggested findings for your review on the web dashboard. See Photo Analysis AI for details.

Suggestions and needs-review

Items the AI flags appear with a Needs Review badge. Accept, edit, or dismiss each one. Nothing ships to the client without your sign-off.

Agent and client reviews

When you publish a report, agents and clients you invited can leave reviews directly on findings. Their comments thread inline so you can respond, agree, or escalate without leaving Hometrace.

Delivering the finished report

Reports go out by email and SMS with magic-link sign-in for the recipient. See Delivering Reports for the recipient experience and what your clients see.
